Ascot Capital Limited – Ministry of Health Building

This building was the first in New Zealand to feature lead-rubber base isolators for seismic protection and started life as the William Clayton Building. The building underwent a significant extension and was partly demolished to enable this, which took it from an 8012m² net lettable area to 15,504m². All six levels have standard floorplates of about 2900m². A new interior fit out lifts it to an A-grade specification as well as 70 basement parking spaces. This enables all the ministry’s 900 Wellington staff to be housed in one location.

Lighthaus Limited supplied and commissioned a Dynalite Lighting control system that provides occupancy detection across each floor, Daylight compensation is provided around the perimeter of the building, reducing the energy consumption on days when there is ample natural light. The same occupancy sensors also provide lux level control across the floor plates, ensuring an even and controlled light level over the life of the fittings. The Dynalite system is also integrated with AV systems in meeting rooms across the building. The occupancy detection requires no user intervention during day to day operations.
